Launching the POSIFIT Crowdfunding Campaign: Linking Investment Returns to Energy Performance
Within the POSIFIT project, Ener2Crowd is developing an innovative lending-based crowdinvesting model that links part of investors’ potential returns to the actual energy performance of a building. The greater the energy savings achieved, the greater the potential variable return for investors, creating a direct connection between measurable environmental impact and financial value. By combining transparent performance data, sustainable finance and private investment, the POSIFIT crowdfunding campaign aims to explore a new way of supporting the transition towards more energy-efficient and sustainable buildings.
Financing the energy transition requires innovative solutions capable of bringing together environmental impact and economic value. As part of the POSIFIT project, Ener2Crowd is working to develop an innovative crowdinvesting model designed to support the transition towards more energy-efficient and sustainable buildings.
The approach goes beyond traditional financing mechanisms. The aim is to create a lending-based crowdinvesting campaign in which part of the return for investors is linked to the actual energy performance of the building.
A performance-based financing model
The POSIFIT crowdfunding model is based on a simple but powerful principle: the better the building performs, the greater the potential benefit for investors.
The financing structure is expected to combine a base return with a variable component linked to the energy savings achieved by the building. This means that improved energy performance can translate into an increased financial return for investors.
By linking financial performance to measurable energy results, the model creates a direct connection between investment and real-world impact.
Creating a double benefit
The proposed model aims to generate a double benefit.
On the one hand, improving the energy performance of a building can lead to lower energy consumption and reduced CO₂ emissions. On the other hand, stronger energy performance can contribute to a higher potential return for the investors supporting the project.
In this way, environmental and financial objectives can reinforce each other. The model reflects the principles of ESG finance, combining measurable sustainability outcomes with transparent financial mechanisms.
The availability of objective data is a key element of this approach. The energy performance of the building can be monitored over time, providing a clear basis for assessing the results achieved and determining the variable component of the investment return.
Connecting investors with measurable impact
Through crowdfunding, POSIFIT also aims to explore new ways of involving private investors in the energy transition.
Rather than considering sustainability only as an additional feature of an investment, the proposed model puts measurable performance at the centre of the financing mechanism. Investors may therefore be able to see a more direct relationship between the environmental results generated by a building and the financial performance of their investment.
This approach can also help strengthen trust and transparency by relying on concrete energy performance data rather than only on projected environmental benefits.
From innovation to a real crowdfunding campaign
The development of the POSIFIT crowdfunding campaign is part of a broader effort to translate the project’s technological and financial innovation into a real-world financing solution.
Ener2Crowd is currently working with the project partners to identify and prepare a suitable pilot for the campaign. As with any lending-based crowdinvesting operation, the selected project will need to meet the relevant financial, technical and regulatory requirements before the campaign can be launched.
The goal is to demonstrate how innovative financing can complement energy renovation and sustainable construction, creating a mechanism in which better energy performance can generate value for buildings, the environment and investors alike.
As POSIFIT moves towards the implementation phase, the crowdfunding campaign will represent an important opportunity to test this innovative performance-based financing model and explore its potential for supporting the wider transition towards Energy Positive Homes.
